@Jake Chial Ahhh, this is a tough one. From my experience as being a host for STR, there was aways more benefits in having extra sleeping space. Especially considering your property is in a vacation beach city. Honestly, more times than not guest will be out experiencing local attractions.

With that being said, as a host of a STR, I like to have my cake and eat it too Lol, So i agree with @Collin Chan combine the two spaces. A 6Th bedroom that converts into a theater. There are so many new conversion style types of furniture out there nowadays.

Congratulations! Thank you sharing and providing insight. It's always good to hear when these huge projects come out in the positive. I am actually looking to venture in a project similar in Arkansa. I purchased land a few ago and wasn't sure if the best decision would be to sell the empty lot or build on it. After some financial evaluations i've decided to build. Its very exciting to be starting this new project yet very daunting.

What is the first step that you'd recommend to take in this process?

I can appreciate your eagerness to learn. Especially in the world of real estate, where everything is changing ever so quickly. I have been investing for a decade now and  still consider myself a student in many ways.

My advice would be to keep that mindset, and you will alway be on the journey of growth and will be successful in the field!

Definitely, interested in learning more regarding this subject. I’m a realtor in South Florida, specializing in assisting investors. Although only 2 properties seem a bit idealistic, I can see the potential in this method.

I recently just started a Real Estate business specializing in short term rentals in South Florida. I am registered in my state as an LLC. I want to structure the business so that I can write off as much as possible on my taxes, i.e. furniture for staging, supplies for guest, lawn up keep, etc. Any advise or suggestions to how i should go about doing so?
