Hi!
I am a realtor that specializes in investment properties. 

One crucial metric in investing that I often utilize is the capitalization rate, or cap rate. It helps me explain to investors the potential return on investment for properties they may see potential in. My general rule of thumb is to invest in properties that have a minimum cap rate of 8%- 12%. Although I’ve seen investors  make deals on properties with a 6% cap rate.

I’m curious to know, what's your take on cap rates? How do you determine if a cap rate is attractive for an investment property?

Booking.com, Vrbo, Airbnb, I used all three. It definitely  allows for more exposure for your  property. As many platforms a you can manage. The only advise I would give is that if you have a team member or  virtual assistant, one task should be for them to keep track of bookings so that there are no double bookings.

@Holly Polf When searching for cleaners and handymen for my STR, I used thumbtack( quotes, and reviews are available for you to shop around for the perfect fit). Often if established properly you can take those relationships off the platform and figure out a system that works for both parties

    Hi Conrad,

    The first STR I purchased was in S. Florida. Unfortunately, STR's have to be registered with the city in Miami. This is something that has to be kept up to date yearly. The process that is accompanied with registration ( different filings with the city) is very tedious. Its good that you are looking into this before beginning your process. My recommendation is to simultaneously begin the process of getting everything squared away with the city while starting your listings search.

    I found that smaller units performed the best, less of head cost to maintain and high turn over. Florida is the vacation capital, and Miami is a great market to venture into!

    Your price range is always based on your personal financial situation. My advice would be to discuss with your financial advisor. Also don't be discouraged or "bite off more than you can handle". I personally started off investing via auctions ( all cash). At the time i didn't qualify for financing. Those early investments are still to this day some of my personal best! Always remember there are options in the world of Real Estate Investing.
