Thanks @Tim Stuart we are looking to explore the best option to insure i.e. insurance coverages as we incorporate as a husband and wife team. A conversation to ensure that we are covering ourselves adequately for our situation is primarily what we are seeking with the preference being incorporating. I think we can assume the benefits of a sole proprietorship and bypass this CA fee?

      We're small time buy and hold, smf investors in LA and completely agree with @Jon Schwartz. We seek out properties that we can force an increase in rental income potential through ADUs. The numbers don't hold up (right now) for ADU valuation and there is tons of inconsistencies across appraisers, lenders, and how the units are built are all contributing factors. Be very conservative with these units if in LA- build or buy it for the rental income and in the event you gain value in another way, BONUS!

      @BrandonCarlson most is considered LA County but organized by "communities" or "neighborhoods" so not actually a "city".

      Some include parts of Willowbrook, Gardena, Carson, Lomita, Inglewood, and plenty of others. I'd say do a driving tour or connect with a partner investor in these areas to get good insight but don't avoid them as there are good (and bad) neighborhoods everywhere. Good neighborhoods aren't only reserved for only certain geographic areas. Best of luck!

      Hi,

      Lots of people who haven't set foot in some of the neighborhoods south of the 105 may say its not ideal but beg to differ. If you're interested, reach out for leads. We bought 6 years ago in a beautiful cozy neighborhood, immediately south of the 105. Appraised wonderfully, strong rentals, great neighbors. Just saying...
