@Ryan Bakerian what do you mean night and day? curious, are you saying the slowdown is in B properties while C properties get tons of applicants?

It's not that I dont get leads from zillow and FB but many are not the best...It would be useful if I could somehow see a list of good tenants with good qualities that match my property and then I can reach out directly also! 

like I said, for a good quality tenant, I'd drop my rent price like 5 to 10%

Sorry I'm not being very clear but I'm looking for something that is the opposite of tenants reaching out to me.  

are there any sites where I can directly search a list of qualified tenants? and then I can reach out to them?

I just thought it would be great if there was a list of tenants that are qualified that I can reach out to, and I would even offer some discount to them to entice qualified tenants.

This would be in addition to the usual zillow and facebook postings I have listed.

Hello all, been noticing a slow down in the renters market. Things are taking a long time to rent and also quality of tenants arent great. Ive had to drop prices several times. I typically look for 650+ credit score and 3x rent as basic qualifications

I've noticed that all the rental listing sites are having the tenants reach out to the landlord -- are there any sites where its the opposite, where the landlord can look for qualified tenants?  Is this something that would even work?

I guess the other option is to use a property mgmt company to find a tenant for you, but I just thought it would be interesting if there's a site where the landlord can peruse a list of quality tenants and reach out to them directly!  I know for a quality tenant, I would be even open to dropping rent a little bit.

Aloha all, I'm an investor / flipper and am looking for a flat list listing agent to help me post my properties on MLS. I have projects ongoing and have one nearly done. I am looking at using one of the flat list sites again but also wouldn't mind partnering with a flat list agent if the fees are similar.

A little bit about me: I am a reasonable logical data based investor with years of experience with properties on mainland and hawaii. Have experience with residential, commercial, flips, rentals, adus, and more.

hi everyone - what tools do you use for writing & managing offers? I find that many agents still use the old school email to receive and send offers - is there anything better? How about writing offers, is there anything to write them quicker?

On the Seller side, It's a pain to track all these offers via emails and respond to them. And then have to forward them to the client. And then deal with all the agents messaging you about their offer. Some sort of offer dashboard would be nice or CRM tool?

On the Buyers side, filling out the offer is tedious, always takes a lot of time. Are there any tools you use to quickly fill out offers? And then submit them to make sure they get received?
