Thanks everyone! I have reached out to local agents, check the MLS daily, searched foreclosure listings and still haven't had any luck on a great deal. Any further information on 29801, 29803 (Aiken SC) or 29841 (North Augusta) and surrounding areas would be awesome.

Thank you @Tzvi Balsam, @Thomas S.!  I will just request what I am owed, for when they occupied the property and move on.  I appreciate the advice! 

I have a tenant that needs to break a lease due to separation.  They are 8 months into a 3 year lease.  So do I just get in there and get it back on the market or do I spend time and money trying to go after them?  I have already posted the property for rent and I am doing an inspection in 2 days.  Any help or advice would be greatly appreciated.  This is my first experience with this type of situation.

Thanks @Tom Ott, I have a full time job (still) so I am trying to stay local for my short term deals.  Once I get a better feel and larger capital I will look into other markets.

Thank you @Laura Tokgozoglu, Fort Gordon employees are flooding the area.  For what ever reason it seems they steer toward Evans, GA and Grovetown, GA.  There is a lot of new construction in those areas.  Manuels is great!  Let me know if you hear of any deals in the area.

Originally from Aiken SC and reside in North Augusta SC. I have been listening to the PB Podcast for about 4 weeks now.  So I am a newbie to the PB community. Looking to grow my Real Estate portfolio in the CSRA.  I currently own 2 rental properties in Aiken, SC and I am currently looking for new opportunities.  Looking for rehab/flip and buy and hold options.
