How do you find a wholesaler or a wholesale deal?  How do Wholesalers find investors?

I am trying to find ways to not buy retail prices/MLS. Any advice would be appreciated

@Logan Hassinger taxes are about $115/month and Insurance runs about $50-75 which is included in my roughly $600/monthly mortgage estimate. At least that's about what my last rental was running at...

Thanks @Stephen E.  I still have not been paid for June but I am giving him until July 1 and then I will inform them I will be taking action to try to recover past due payments.

Thanks @Gerardo Dominguez.  Mortgage with 20% down would by about $600 including taxes and insurance.  @Logan Hassinger.  So the net of $1200/month did not include any other expenses other than mortgage of about $600 which includes taxes and insurance...

I am going to the bank to get pre approved for my 4th loan.  I am looking at a duplex in South Carolina.  List price is $169K (reduced 10K last month) with one side rented at $900/month (2bed 1.5 bath). Other side is the same and would rent for the same amount.  The property last sold for $85k in 99.  It has been listed for 60 days. The owner is out of state I am considering offering $120K to make my net each month around $1200.  I am assuming this with a traditional loan with 20% down.  Please let me know what everyone thinks.

@Eligio Acero...the most important thing besides crunching the numbers is understanding the market in the area.  I like to learn all I can about the rental market and the comparable sales.  In my market the numbers can make sense and be a slam dunk but a flip can still sit on the market for longer than excepted.

@Malik Welch Thanks....I have noticed that about the MLS and about the flood to grovetown. What type of off market deals are you seeing? I am sending a couple letter to some absentee owners in Aiken. So fingers crossed on those...
