How many square feet is the floor covering area?  Either you live in a very rich market or your house is Bill Gates sized.....

So that's why they do that???  Learn a new trick every day.  I just assumed it was so they were always together.

Run screaming......If there are / were multiple leaks you have to assume the entire roof needs to be ripped off and reshingled. At this point you can't trust anything was correctly installed on the roof.  Unless you can verify the leaks were plumbing issues in which case figure in for removing all the sheetrock anywhere near plumbing.

Looks like he's around 23% profit and overhead.  A little steep buy in this economy not quite rip off territory.  They shoot for 18%-22%.

It depends on the existing structure as to what type of 2nd floor system you would go with.  Also keep in mind that the best and easiest way to add a 2nd floor is to use a floor system that doesn't require any mid span bearing floor system.  If it does you'll need to make sure the footings under the beam in the basement were sized to carry another whole floor.

Are you sure he said "building" and not plumbing?  If so then he was a thief scoping out your house.  Building inspectors inspect structure not plumbing.

Option #1,764,387 in how to get screwed in the REI business.......Got to give them props for originality.......I'd never heard that one before.

Now you know where to send every single tenant that doesn't qualify for your properties.

Slightly off topic but perhaps relevant.  What is the "cost +" percentage in your part of the country?  Around here they try to get 15%-20%.

Are you sure you meant "balloon"?  That doesn't make sense.  Is this turnkey?
