Buying new build construction home with leaks and mold in Georgia

Tracy Smith
Posted

Does anyone have experience buying a pre-construction home that has known leak or mold issues? Leaks have occurred throughout the construction period even after drywall was installed and builder had their mold remediation company treat the home. Leaks are likely still present and builder has not disclosed where leaks were coming from or how they were fixed. Builder is trying to move quickly towards closing (assuming trying to close before rainy season exposes more water leaks). What are reasonable asks, builder guarantees, and warranties around known water and mold issues? There are many restrictions around builder warranties (pre-known conditions) and out of pocket expenses will cost me money in the future. Which city departments in Atlanta should be aware of this? Any advice would be greatly appreciated, thanks!
