I would move on and get new tenants, we are in the prime time rental season.  Use renters warehouse to show and screen your new tenants, they will warranty the tenants and usually have your place re-leased in under 10 days.  It will be a lot less wear and tear on your unit.

You have a bit of an arbitrary question,  I would backwards plan out your goals and then it will be a lot easier to find out if the area is fitting your threshold.  i.e I want to buy only single family vs. mutli family in the suburbs, I need to have 20% cash on cash returns, and cash flow more than $300+ per unit.

I would stay away from there only going to lead to headaches.  Just because the price looks good doesn't mean it is a good deal, it is the same as buying $500 houses in Detroit, they come with a lot of problems you might not have though about.

That is way too high, if it is a standard unit you should be paying around $85 a month.  If you need help getting another quote send me a personal message. if it is a town home it should be around $13 a month
