Hi Everyone, had a question about hiring a virtual assistant from Onlinejobs.Ph .Whats your experience with a VA? and I want to expand but I guess I want to make sure it time to?

I've been wholesaling going on a year next month and I have been blessed to be able to close 6 deals while having a full time job. I am looking to hire and train a VA to take cold calls for me for 5-8 hours a day M-F . For the last 5 months I have been cold calling but since March using the Mojo Dialer for average of 2 hours a day Mon-Fri. My goal is to a hire a qualified VA who will be able to pre-qualify leads and set appointments. More appointments = better chance of getting a contract.

At the moment my business looks like this:

-I cold call for 2 hours a day after work,  If Im lucky during work hours  5p-7p (you didn't hear that from me lol ).

-Mon-Thurs: Put leads in database from 11p-Midnight  (on Saturday I get the list completed and skip traced), 

-Friday: Put out bandit signs 

-Saturday at least 2-3 hours driving for dollars (using DealMachine) which gets added to my database which I get skip traced after my drive.

My goal is to outsource the cold calls to the point that I just get the warm leads and appointments.

So I worked with a realtor and they sent me the Comps (Comparative Market Analysis). Need help finding the ARV? I see a section for “Brief Summary of Compared Listings” in the report. It shows a graph of low, medium and high prices. There is one section for Average price. Would this be my ARV?

Hi, I wanted to receive some suggestions on which websites are for good cold calling to find motivated sellers? Also if anyone has success stories on cold calling vs. a different marketing strategy .

But with the broker list does it have off the market homes? (1st time hearing about the broker list) What do I need to ask the list broker ?

Also what skip tracing database would you prefer? I am currently using Spokeo but the phone numbers are old so my cold calling conversion rate is terrible.

Hi, I have started to get into the wholesale game, I have been doing the for just under a month. Just wanted to know what sites some of you use to get motivated sellers? At the moment I’m using listsource for Absentee owners and I just received a tax delinquent list. Also how long did it take for your first wholesale deal? Lol From a beginner discouraged wholesaler.

Hi, I have just started wholesaling, I am very early in the game. But I have been talking with an Absentee owner, he has been a landlord for 10 years with same tenant. That tenant no longer lives there and he wants to sell the property. So the seller has the house on the market and has a realtor. Is it too late to make the wholesale deal? If not how can I still close out on this deal with the realtor involved ? Any feedback will be appreciated, Thank you.
