accidental 'Enter', @Ayat Suleiman, 9% will be hard to find in a B Class. Question...in terms of # of units, how experienced is your client? Is it possible he doesn't know what's he asking due to inexperience?

@Ayat Suleiman - cap rate is typically a sliding scale for asset class. 9% is doable in a C- for sure, but typically those are value add.
