Hello Everyone, Newbie looking to purchase my first buy and hold property in January of 2015 in Cleveland Ohio. Do you think there are better deals during the winter months ? I will budget for caring cost during renovation.  Thanks in advance

10,000 btu would be your minium for a family of three, take into account how many people and pets will live there. More people,  equals more heat  equals less cooling.

Purchase a inexpensive angle grinder with a carbide cutting head. This will save you a lot of time, remove a small amount of mortar with grinder then repoint. Also check your chimmney cap area for mortar replacement if needed.

Contractors should receive a bonus for completing job before your scheduled due date. Treating your contractor well and paying his wage, not what you think he should earn . Chances are when you need him again you will be a priority. Good luck

Backer board works best if you are using ceramic tile, also a good clear mold and mildew resistant caulking where the floor meets the tub . Good luck

@justin harrell Bleach and water mixture in a spray bottle if area is small or use a pump sprayer from your local big box store. If drywall is damaged you must replace because it is porous. Moisture helps mold to grow so purchasing a dehumidifier would help remove moisture.
