As a follow up, it was mold verified by inspection and testing.

Fortunately, I had a friend who recommend a mold remediation company.  As it turns out, they were extremely knowlegeable, trustworthy, and reasonably priced.  I was absolutely terrified at first but picking the right company made all the difference in the world.

@Megan Greathouse  I have the same exact problem with a hack.  I am married with kids and dogs in a house that we have lived in for 5 years.  Moving into a smaller place at this point isn't really a possibility.

This is a great message for all those young single people out there that are finding about the potential for real estate early in life.  A hack is just one example of how you can ramp up your path to financial freedom if you get of to a proper start right out of school.

There is nothing wrong with being understanding but be firm.  I assume that your lease speaks to late fees, etc.  Hold them to the deal.

I would also assume that you are not the only one waiting to get paid.  Remember - The squeaky wheel gets the grease.  Remind them regularly of the unpaid amount and the accruing late fees, interest (per your agreement), and the potential for more significant action ie eviction.

Late rent will happen but do what you can to prevent it and don't let them slide.  Also, anticipate this and give yourself enough financial cushion so a couple of late payments don't put you under.

The new book out by @Scott Trench called set for life.  I have been binge reading it since getting it.  Loving it so far and almost have it done after two days.

The book definitely discusses real estate but I love how it goes bigger in looking at your overall financial picture and plan.  There is so much more to strategy than just buying / selling / renting real estate.

I am confident at this point that I will end up reading this one multiple times.

By "hack" I meant are you planning to live in a unit, letting your tenants pay the mortgage and get free rent.

If you are truly looking to absorb information, I would like to recommend the Bigger Pockets podcast.  There is a lot of great information there which will also lead you to other resources and books as well.

The Bigger Pockets podcasts are awesome.  Just make sure that you have a notepad or voice recorder handy.  There are so many nuggets of great information in each episode.  The key is making notes and putting the ideas into action.

It was not all that long ago that I went through a similar situation.  There is something awesome about starting over even thought at times it feels like you took two steps back.

My best advice for a fellow divorcee is that the past is the past.  It is done and gone.  Don't dwell there.  Take away what you learned, start with a clean slate, and jump at the opportunity to take control of your life and rise to success.

It sounds like some good fortune has fallen upon you.  Go out there and make the best of it.  Good luck to you in your new life.
