I am researching lease options and how they work.  I am specifically interested in knowing the pros and cons of a lease option within the State of Texas. 

I assume that state law has some bearing on the answer.  If you aren't in Texas, please make that clear in your response.

Also, I am asking as an investor that wants to sell a property with a lease option.  I am not looking at this tool as a means of acquisition.

Does anyone have a checklist that they would be willing to share for using when signing up new tenants?  I am specifically interested in a list of tenant / landlord expectations, tenant rules, and a checklist that takes you from the courting process all the way to the tenant being moved in.

I would appreciate any help you can offer.

If it looks like a duck and quacks like a duck, it's a duck.

If it seems wrong, it's probably wrong.

I am in the camp that chooses to do the right thing and avoid shady deals / shady people.  The are plenty of ways to make money without doing this kind of deal.

More income will get you to your goal quicker.  If you are going to go for it, pick something that you love and pays you more when you succeed.

In your shoes, I would settle for less money doing something that I really enjoyed over a crummy job that paid well.

No, I am not trying to sell anything.

I live and work in the Houston area and I currently own my first rental property.

I am interested in meeting others interested in the greater Houston market.  It is my hope that by meeting people in the area I can expand my network, develop relationships with more professionals, and be in better position to share ideas and referrals.  The online group is amazing, but face to face meetings are where I really start to understand people and how we can help each other.

The people that I am most interested in meeting are: other investors, service providers, and people who are just starting to get interested in real estate investing.

Agree with Charlie.  If you are just purchasing the property from the company I don't see how it would be any different that buying from a person.  A good offer includes "what's included / what's not included" language although this usually pertains to curtains and refrigerators.

When it comes to something like this, I am hiring an Attorney to produce an iron-clad document.  This isn't where I am going to pinch pennies.  Also, there is a bit more to it than just creating an entity.  An Attorney understands the law and can properly advise you on all of the above.

I will preface this post by saying that I am an Engineer with some experience on environmental matters.

Black / dirty air vents and ducts in my condo rental spotted by a prospective tenant expecting a baby.  I am not looking to cut corners or poor boy this problem.  I would not put any tenant in a potentially unsafe situation.

I am trying to get an understanding of how this is handled once it is confirmed that I have mold (if I do).  I expect there is a duty to fix and / or duty to notify but I don't know for certain.

This is a modest 1 / 1 condo with the A/C unit directly over the bathroom.  I expect part of my problem is the proximity to where people potentially take hot steamer showers.

Appreciate any feedback or war stories on this issue.

If your realtor can't get it occupied in 8 months I would say it's time to find another realtor.
