Post: Mold or mildew spots under laminate floor. Concerns?

Hi all,

Just got a house with in the Dallas/Fort Worth area this last week. After removing the laminate floors, and the laminate padding that looks like carpet padding called 'quiet walk', the concrete has black spots that look like mold or mildew throughout the concrete.

Is this something that can be treated with bleach and water solution? Is this a normal thing with moisture trapped under the laminate padding?

How can I see if it's mold or mildew?

Thank you

Post: Concreted approach and driveway quote in Fort Worth TX

My rental home has a messed up approach to the driveway that was not properly patched by the previous owner and I didn't have the funds to fix it while I lived there. Now the approach has been scraping the bottom of my tenant's car and even took off a part of the car's bumper.

I was hoping to get some good quotes, but I'm not sure what is reasonable for a 690 sq. ft concrete driveway and approach. This would include removal of old concrete, #3 rebar, 5 inch deep concrete. The contractor said that he won't need to put crushed rocks because the ground is pretty compact from years of parked cars on the driveway.

my questions are:

1) is this a fair quote? Does this methodology sound right?

2) will my rental home insurance cover my tenant's damaged car?

Thank you

Hi all,

I am putting my SFR up for lease and I wanted to make sure that the house is up to Texas tenant laws. The only law I've heard of was to have C lock from the interior of the door. Are these necessary for all the doors going to the outside? Are there other laws that I should look into?

Thanks

Hi,

This is my first week on BP and I've been reading and listening to podcasts like a maniac! I'm ready to jump into action, but want to be educated and make wise decisions.

I've got 2 questions to start off.

1) Found a house that shows is foreclosed as of June and going into auction, but it wasn't  listed in the county clerk auction sales for the next 2 months. What should I do to try to get this house?

2) I live in Fort Worth Texas and my SFR is in a really sought-after neighborhood. I'd like to rent it out, but it still needs some repairs on the exterior before renting. The side porch just caved-in and I've had quotes from $5K to $30K for fixing concrete porch and sidewalk work. What should I do.

Thank you all and I look forward to learning more and participating with this community.

Thanks
