Hi! I'm looking for a licensed contractor to rebuild a part of our property that was damaged by fire 🔥 Please let me know if you have some contact that could do a nice job, if you can attach the reference rate it will be very helpful. Happy Holidays 😊🙏🙏

Thank you Nicholas! I have lots of questions: from how to get a reliable ARV, to when to bring a contractor, when to change buyer agent... Since they all come with the process and each one might have different approach,I thought it would be easier if I learn from the whole process and see how each step make senses.

Hi everyone! I'm getting my feet wet in real estate investing here 😅✌️. Though I have learned some basis from the courses, when it comes to practices, there is a lot more work to connect with the right people (agents, contractors, lenders etc ) at the right time and keep everything in track. Could you walk me through your own version of this process that you find effective? What factors do you consider and how do you evaluate whether it's a good deal? Additionally, when it comes to the actual purchase, what steps do you take to ensure a smooth transaction? Any tips or experiences you can share about the analysis and purchasing phase would be super helpful as I navigate this exciting world of real estate investing!

My opinion is different then what others wrote here. although it is important to visit the properties this visit is a unique opportunity to forge relationships with the people that do the work for you there. take them to dinners develop friendship figure out who do you trust and who do you want to work with in the years to come. 


real estate investment is all about your team. build a team

And when you visit a property never introduce yourself as the owner of the property. best to introduce yourself as working for the owner.

We had a similar discussion until my wife figured out that she is getting a tenant to buy her a house. Since then every month when we see the rent payment deposited in the bank, we say thank you in our hearts for the tenant for buying us a house.

Got a SFR for rent in Huntsville that needs all new flooring.
I was wondering why I never saw carpets in bedrooms in Huntsville. 

Do I miss something? Is there any issues with carpets?
any recommended flooring contractor/shop?

Hi all, 
I am a real estate investor from outside of the country, I own few single family properties in Huntsville (35805/10/11). 

I have never visited Huntsville nor Alabama. 

I am thinking to come to visit. any recommendation what to see, what to do? How can I meet like minded people that invest in real estate?  also where to stay? 

I would like to refinance the properties, are there local banks/banker that I should meet?  

any recommendation will be great!
