Hello BP fam,  does anybody know of a way to get an SBA loan to purchase rental property without utilizing 51% for business? Or any creative ways like possibly partnering with a business that can utilize 51%? Thanks in advance

What would you do, assuming you didn't have the experience you might have today and wanted to get into multi family with $250,000? 

has anyone ever raised their skin in the game for a deal?  Would a hard money lender possibly entertain that?  I can raise the money from potential LPs but I do not have the skin in the game that I would need at the moment. Would really appreciate any ideas!

There is no list but you can always do a reverse due diligence:
 - Find several apartment complexes that fit your investment criteria (e.g. location, size, vintage).
 - Check public records for ownership.
- If a property is owned by a company, look up that company on Corporation Wiki, Open Corporate or similar websites.
- Find key people.
- Lookup those people to see if they also run some kind of investment or private equity company.
- Find the company website and send then an inquiry if they take investors.

On a second thought, why do you insist on NY or LA? 


 good idea, i just would prefer to do business in my local markets. im from new york and live in LA and go back and fourth a lot, as well as the appreciation in these markets 

I found and spoke to multiple syndicators on bigger pockets but they are all investing in markets that are landlord friendly like TX FL AZ etc but I would like to invest in a market that I'm based in - New York City or Los Angeles. Is there like a Directory or a list of different syndications I can invest in? 

im looking to invest in NYC or Los Angeles where the rental laws are not landlord friendly. How would you add value in these types of markets? Other than rubs or cell towers.. how can i add value and hit a 2-2.5 equity multiple in 5 years or less? Could it be done with a cost seg depreciation?

ive had this tenant for about 2 years now and hes a menace. He sends inappropriate text messages (pictures on mens genitals) among other things calling me bad words and what not. Are these grounds for eviction? anybody ever have a similar situation, any suggestions?thanks

In CA we have ellis act to evict without cause, is there Anything similar in NY?

i see %100-%200 appreciation in these landlord unfriendly states over the course of a decade. What am i missing here?

which would you pick? I'm starting to think the best way to build future wealth is investing in better markets at Lower short term yields and high appreciation (nyc, LA etc..) Rather than aiming for deals showing 20 plus IRR.
