I found a 100 unit deal at a cheap price per door but when I saw the T 12 the bad debt gets larger every single month… The last month the bad debt was 25% of the income. What would you do in that situation in today’s market?

I am looking at this mf deal in Cleveland and I’m looking for some market data like resale ratio. Vacancy ratio. Rent increase ratio for my micro market. Can anyone tell me how to get this information. Thank you!

DONE.   Be transparent, be honest.  It can be one of your exit strategies if you aren't finding your buyer first (which you should) but if you're transparent with the seller and it's in your contract then you're good.  

It doesn't however mean that an agent or broker has to allow it, but many will.  

Thanks Jesse. What do you mean by finding a buyer first? You don’t think I could get more if I put it on the market and got more visibility?

Hello everyone, I was told you can hire a broker to list a property on the mls when having it under contract. I am wondering if there is a way to check if it’s allowed in other markets. I am in Los Angeles and I heard it’s not allowed in California but in Pensacola it’s apparently allowed? Anybody have more info on this? Thanks!

so I’m looking to do my first deal and when analyzing properties I want to add RUBS but how do I know if:

1. It’s legal to do in my market /state/county/city

2. How can I calculate? I heard people setting a price based on sf or number of people living in a unit. 

Any advice would be highly appreciated

I’m cold calling owners and I am getting a lot of interested sellers. I want to partner with an experienced investor or syndicator. Anybody interested? I’m looking to bring and Add value to a syndicators workflow/pipeline if we are a good match.
