I want to hear from investors who only purchase turnkey/out of state properties. Id love to hear your success/failure stories. I love the idea and concept of out of state, turnkey, but I feel that the low cash flow doesnt justify the risk.

I know this is an old post, but does anyone on here have an agent they would recommend for Philly? I took a ride out to Philly today and I still have an interest in investing there. Im in no way desperate or in a rush though. I prefer one that is knowledgeable on specific neighborhoods and also understands the current market.

@basit would have to be tenants in common. 

I am contemplating buying a co-op with my longterm girlfriend with whom I have a child. I was wondering how would we handle things at tax time if we split all monthly costs 50/50? Such as mortgage and maintenance, etc. We always file completely seperate and I always let her claim our child.

I have spoken to 2 realtors who both told me they have had a pretty big increase in clients looking to move out of NYC looking for homes with some property and less interaction with people to possibly contract any illness.

I think your water/sewer cost at that amount is wrong. Thats atleast 6 months of usage. 

I am also interested in this.

I dk how the taxes could be that high. I would get that checked out first to see if its accurate.

Also, are the taxes truly under 3k a month around there? Or are those numbers skewed to make the houses more appealing.
