I got 4%.with 25% down on a multi family. In NY. I may have bought a point. But in march I got 3.25% with 25% down on a multi.

Just wondering what kind of rates everyone is getting currently for residential investment properties.

no, now that I reread it, the contract doesnt specify that it needs to remain vacant. I wasnt looking to pursue anything, its more of a question for my own knowledge. 

I have a 3 family house under contract and upon signing of contract, 1 unit was vacant. Since the signing of the contract I found out that the seller has rented the vacant unit out. Is that legit to do? I mean I was expecting to find my own tenant to my standards.

Im not so sure the rental market is suffering too bad in NYC as a whole. Maybe in Manhattan where people were paying obnoxious rents. But construction of apartment buildings hasnt slowed down at all from what I see. Especially in the Bronx. All over the place houses are being knocked down and replaced with large residential buildings.

Well they contacted me back today with my original terms. And actually a few other options. My guess is the seller was just trying to play a game. Prob an ego thing, like play on his terms.

Yes. I have been approved, realtor saw the letter as that was requirement to view property.
