@Paul Timmins  I actually thought about student housing but since my first purchase I will also reside in for atleast a year I think I am going to keep it simple and avoid a niche until I do more research on it. I will deffinately be looking into the books you suggested. Thank you.

@Guy Gimenez  Thank you! I am finding the blogs and forums extremely helpful in answering my questions as well as answering questions I did not think to ask.

I was curious to the investors in the Bronx and other areas of NYC what do you do about these types of properties? Do you steer clear of them? It seems that we have a huge stock of older homes that have steam heat. Alot of the properties I have been seeing are set up so that each unit pays their own electric and their own cooking gas. The landlord pays the bill for either the single oil or gas burner that provides heat to all the units as well as heating the hot water tank. So my question is what are you NY investors doing with these properties?

Hello everyone, My name is Jayson, 29 years old and currently actively searching for my first of hopefully many investment properties. I am currently looking in my current city of the Bronx for a multi family unit (3-4) in which I will occupy one of the units. I am hoping to be able to make a smart purchase from the start and be able to keep the ball rolling there after. I am seeking any advice or stories that anyone would be willing to share to help in my search as I am finding the Bronx market as well as the NYC market to not really apply to alot of the rules most investors use in other states.
