BRONX multi family homes LANDLORD PAYS HEAT

I was curious to the investors in the Bronx and other areas of NYC what do you do about these types of properties? Do you steer clear of them? It seems that we have a huge stock of older homes that have steam heat. Alot of the properties I have been seeing are set up so that each unit pays their own electric and their own cooking gas. The landlord pays the bill for either the single oil or gas burner that provides heat to all the units as well as heating the hot water tank. So my question is what are you NY investors doing with these properties?
