I want to add that there will be several out there who will not realize through "many" types of one time considerations; such a medical influences, ect. There are not the ones to be concerned with in the overall grand scehme of thing.

I Certainly hope that this will not be my last post on here, but have had to cut my support of Josh's Site (Donor wise) until things imporve.

Josh if this is deemed in the wrong area please move it (or part of it) approiately for me.

I assume that you are in the back property, or house on 39. Maybe the "shared driveway" can go two ways and you can use their driveway to get to your property?

Just to show them what it feels like. This, of course, will be a last straw effort as it will likely make them even worse neighbors.

The other possible solution is to offer to "fix" their driveway for them as there is some reason that they want to use yours. What is the problem with their driveway and is it an easier fix than putting up a fence. But get a piece of paper signed that any and all supposed inference of right of passage is hereby cancelled by your fixing their driveway access.

May or may not have an affect things, but using the "advanced reply" at the top of the page, my post "kicked me off". Then using the "advanced reply" at the bottom of the page went through very fast.

This was to let people know why I MAY not be on for a little while. It was not to ask for any kind of pity, even though I do appreciate the responses.

Things will be rough for the next 6 month till disability kicks in. But then there is a whole lot more time to devote to the investments that I have learned about here on BP. I may be limited to the actual number of homes that I can purchase and sell per year without being considered "in the business" but what I can do will still provide a decent living.

All is not lost, 2010 may be washed out, but I fully intend to be back by 2011 and maybe even operating at a higher level than before!!!!

Thanks, Curt. Things will work out one way or another, as with RE we learn to adapt to the "rules" and "regulations" that change the game. But I do not give up.

I wanted to let you all know why I will dissappear for a little while.

I explained a while back in another thread how I got into this business and that I cancelled all my insurance coverage so that I will be able to put more money into my brothers family who has a lot of medical problems. To shorten things they are now treading water and I checked myself out knowing what I had ignored for the past 8-10 years to get them above water.

Now I have been diagnosed with melanoma throughout my body, it is considered stage 4. In order to get me covered for this the doctors are going to declare me 100% totally disabled which will allow them to have me participate in a clinical study for a recently approved procedure which may well abate or cure the melanoma altogether.

It is chemotherapy but is supposed to be in a pill form. I was told the name, but do not remember it at this time.

I do not know the legal issues of continuing in "self employment" of RE while being totally disabled. But I will still be around now and then.

I wish to thank all of biggerpockets for sharing their knowledge with me and sincerely hope that I have been able to give back to this forum a portion of what I have learned.

Thank you all for being here. I will be in the background often, and wish everyone great luck in your RE endeavours.

Code enforcement is a whole lot more than just number of cars. It also speaks to the probable fact that in this SFH you may have several "unrelated" people there due to the number of cars (have the owners names checked by registrations). Then there is also maximum occupancy standards, and other code enforcement regulations that officials can be informed of without having to get your name involved as of yet.

All the while having the showing realtor take approiate pictures (they are always taking pictures) which doccuments some suspicions for later official complaints, if needed.

And code enforcement comes from more than one departemnt. Building code enforcement is one thing, zoning enforcement is another, and police enforcement is yet another.

Get to know a local official (since you are helping upgrade the neighborhood) and see what kind of suggestions they may have to keep you investing in the neighborhood. The "elected" officials can be a good source of convincement to other powers to ACT approiately.

I definately agree with the first paragraph as a good debate will always gander the best results and too much federal government intervention is always bad.
But to the second half, every president has veto power, that is nothing new. But to insinuate that Clinton had some overwhelming power due to his veto power is assinine as he vetoed 37 bills and 2 of them were overridden by the congress while the previous president Bush vetoed 44 bills with only 1 being overridden while he contended with a large democratic control of both houses.

And yes people from that era will always remember Newt and Tip. Newt, not for leading the republican "charge", but for the controversy afterward. and Tip for his longevity and control over many subcommities.

The business model will work well without the slumlords, they just take advantage of people.
What it takes it personal responsibility on the part of the tennant AND the landlord. AND the most important factor, the community.

If your barn burnt down the community pitched in and rebuilt it because of personal responsibility that ALL people felt for their ownselves, their neighbors, and the community.
This is what is missing in this scenario. With it those not doing right would be chastised by the community till they did right. Now the good folk just do not speak up and hope things will get better. Without us IT WONT!!

Slumlords are not needed at all, but will they always exist, sadly YES.

I had to vote you up one for that one Steve. This is an area that can be investigated throughly in most home purchases, but the tax sales just usually do not allow us enough time for our due diligence to get that intense even if we were to think about it.
