I’m looking forward to moving to Atlanta next year in June. For those of you who do Real Estate in Georgia, how is the market over there? Is investing in Single Family Homes for rental income better in in Atlanta or surrounding towns like Decatur? Looking for any input, not just for Single Family Homes. Thanks! - Native New Yorker

Hi All, 

What are your thoughts on deed investing? -when you take over the payments on someone’s mortgage for them while you take ownership of their home. Any pros and cons about this?

I plan on househacking after i finish living in an apartment. I know the situation varies from person to person, but would you rather buy a duplex or triplex for your first deal and why?

Hi All,

One of my biggest goals in life is to achieve financial independence and escape the 9-5 grind. For those who have accomplished this, how long did it take you to reach that point in your life through Real Estate Rental investing? Also, how did you know it was time to quit? Was it the sufficient cash flow to live with for you to sustain a better lifestyle? 

I would like to know the pros and cons of choosing either one. Which loan would you prefer to use to fund your deals and why?

 I think one item that is greatly overlooked is building your network. There is the typical struggle of money vs asset and which one comes first etc. but if you have the $ then you can find the assets. To me building a strong network of people around you - not only deal flow but attorneys, vendors etc. The smarter the people around you the smarter you will be. A spin off of this is making sure you know your limits to start but also not thinking small, think big. Sometimes when you think small it can severaly stunt your growth. 

Thank you Chris! Networking is something I have to continue working on. Consistently going out and meeting people I hear is fundamental to anyone’s success in real estate.
