Ned Carey so in the "assignment" you first get the house under contract with a purchase agreement? then make an assignment contract to sell your purchase agreement contract to an end buyer?

Matt Whiteside if its a double close will the contracts be identical with different signatures?

if its an assignment contract will we all sign on the same contract?

once i get a house that i want to sell under contract with the seller do i then create a new contract for the end buyer or do i put the end buyer on the same contract?

Ok so that would cover the mortgage on the home right? I mean if the buyer paid 125k when their is 95k is left on the houses mortgage

If a house is bought by a family for $100,000 and then after two years they owe $95,000 but the property is appraised at $160,000, if an wholesaler offers them $115,000 and they accept will that cover the mortgage and make it free and clear for the buyer to sell for around $160,000? I would also sell to the buyer for $125,000 for a profit of 10k for me

Since I'm going to find my first wholesale home ever should I pick a home that's already paid for with out any mortgages.
