Im not an attorney or agent nor do I know how your county/state sales contracts are. I would review your sales contract carefully. Nothing good can come of staying in contact with someone who you sold a house to. In my area its as is contract. If it was the contracts We use down here I would have blocked their number the day of closing.

Miami dade implemented “certificate of use inspections on foreclosed properties back in 2011. Huge county moneygrab. I was doing them for 1200 along my reo repair jobs. . 400 fees from city, 150 for inspector, rest profit ,. I was doing about 10 a week. Some guys came in doing them for 895.00. They took over. I know they were doing about 50 a week. Volume is key.

Noone bothered to compete with their price until it was too late.

Lol. So the bro investor is giving a misinformed seller whos in hardship more money for their house? What a shame....

With that said, I think the gentleman from new jersey is doing more for the newb investor than most. In my eyes, truth is new investors are getting too much flowery pc gassing sometimes . I appreciate when constructive criticism is given. Whether its condascending or ego driven or not. I read a post the other day where a new guy bought a house in memphis with 30k down to cashflow like 30 bucks a month. Are you kidding me? Everyone saying congrats etc . It was obviously a marketing campaign as the owner of the turnkey came on responding. I dont care if you promote but sell a good product or my 0 vote post will call you out if I see it.

I have no business to promote here nor do I raise capital online. Ill gas myself up when I post sometimes to show my experience and frankly Im ok with it. Im here to learn and give the little experience I have away as it was so freely given to me.

On a side note I think the jersey guy has nicer hair. No offense. Just saying.

What did you pay for it?

How much of it is your cash including repairs vs mortgage?

What are your expenses?

How much does it rent for?

Might be good to figure out if your money would be better off in a bond or a stamp collection or putting it all on black.

Follow protocol for partial rent payments.

Late fee is now applied.

3 day notice if not paid by x date.

If they want a discount for not being able to use their bathroom then it should be communicated.

Honestly you should have offered imo a discount for it. Its not their fault you did not have a proper lease indicating what cant be flushed down the toilet.

Id sell. First I'd find a property preferrably a 2-4plex . Id stay away from anything with an HOA.

I have done exactly as @Dave Foster recommended above and its worked out multiple times.

Best thing you can do is give them ample time to make their own decision. If its ok with the seller..maybe utilize this time before purchase to extend that notice of rent increase to market.

If you want to do some charity work or donate some of your full market rent income once you have it, may I suggest something in mental health awareness or to help veterans. Maybe feed some starving kids. Your willingness to help others could stretch farther if your real estate business is at its full potential.

There are a few wholesaling outfits in our area whom you can probably work for and learn the business with. Id suggest doing that. Also all wholesalers who do well here are licensed real estate agents as far as I’ve noticed. Good luck.

I do 50% too. I wouldnt reduce it even if you self manage. What if tomorrow you decide you dobt want to anymore? Id adjust for the market you’re buying in but 35% doesnt come close to my actual numbers. Maybe some class A brand new stuff is at 35%.
