Comes with experience for the most part for example paint = x per room or sqft or flooring per sqft + demo. Alternatively some people just hire daily rate workers and assume the time involved.

I go to a local weekly estate auction and gather anything of good quality and like new condition.

Normally I request lease amounts and expirations prior to the offer and then during DD i'd get the actual leases. As for refusing a deal my experience is you can pull out from a as-is no contingency deal for literally any reason.

The way I structure my leases to avoid this is I have a maintenance clause where the tenant is responsible for the first $150 for any and all maintenance and the full amount if it is their fault. So after some maintenance is preformed I just send them an invoice.

I usually buy my own materials due to the fact that I do my own discount shopping for example i would find lvp worth $3.29 a foot in store for $1.50 a foot on marketplace. Plus the fact that contractors will just inflate the price on materials.

You are better off buying one from a used warehouse or something similar than having a tenant think they have to pay market prices for a new one.
