Very interesting. Did you pursue the tenant or did they find you? Second part of this was if you pursued them did you do renovations to attract this or did they do Reno as needed to be conforming once they came on board? Thank you for this help.

Hi Mauricio, is this a current park? Most communities are not very welcoming to new parks and is one of the reasons parks are in demand because townships are constantly redeveloping areas and the number of parks is slowly decreasing. Has this area been approved for such a development?

We flip homes in flood zones in NJ. We lift the home, that is my family business, and do the renovation and resell. We get the home FEMA compliant and this helps the sale greatly compared to a non lifted non compliant home. However the value is still reduced compared to non flood zone properties

Hi @Ron S. I am on the east coast and with Sandy have seen the maps change a few times and people have had success although minimal to dispute their zone. Especially in regards to high velocity zones going from VE to AE. Also many river communities take initiative to prevent water flow paths here and this also has an impact on the mapping and CRS.

Looking at a large two story 6,000 square foot home. Kitchen on each floor and 7 bedrooms and 5 bathrooms. House is huge but its proximity to a major road diminishes its value and it is in a flood zone, which I am equipped to handle. This is in a nice area and a large church is across the road. Seems as if this can be an ideal candidate for an ALF conversion. I have done some preliminary research with the county and township here in NJ but would have no business operating this myself.

Any advice on sourcing operators who may be interested in such housing? I understand the build out requirements - elevator and such- and have factored this into the equation. I would be curious to the timeline for others of under contract to licensing requirements met to doors open ?

This can be very difficult, especially when the people you are telling are close friends and family and you are constantly surrounded by them. All I can say is that if you believe in yourself you will continue to go after your goals. It's also hard to just rid yourself of those close people that are negative but what I've done is find new people that had similar goals and beliefs and allow their opinions to push me along and at least balance the positive and negative.

If you own them free and clear you do not need to carry the flood insurance. However if you are going to put any type of mortgage on the property and you are in a flood zone that requires flood insurance then there is no way around this. However check some of the private labels opening up and providing coverage , one being floodsmart, their program is based on location and does not need a flood cert. your only long shot is to speak with the flood plain manager about your location and depending where you are have the property reallocated out of the flood zone on the firm mapping. This is a process.
