Would zoning allow the mix ? If so I would do a feasibility study to see the need and call other local storage facilities and see how crowded they are.

Wondering who is operating a shared workspace out of a space they own vs a space they lease? What are pluses and minuses to either? Also anyone using a house as an office space and what has been the feedback?

Simon Stahl devil is in the detail. If you plan to do this a ton then make spec sheet of all the items you plan to use repetitively in cheap to medium house - tile, cabinets, vanities etc. get three contractors in there and get bids. I would do This just for this one so you can use this as a gauge for future rehabs. I may get five contractors first run just to check. I do very aggressive rehabs for my flips and costs can vary dramatically based on scope so the more you can get fixed on items you can control- flooring tile cabinets paint etc and then bulk other costs mechanicals structural elements etc the more in range you will become with your overall budget. As for shying away from this. Honestly do your numbers and if it makes sense do it.

Hi @Andriy Boychuk so I am understanding you correct you are taking total lot rents and multiplying that by the cap and then by the perspective utility use to determine purchase price as a ballpark? If homes are owned by owner as well how do you weigh your rule of thumb?

I don't know this meeting but I'd say most all meetings are a combination of experienced and learning investors and even the experienced investors are there to learn and network too. Also if your looking for a mentor this sounds like a great place to meet others
