I'm looking for a way to ease into real estate investing. I've only got about 20k to work with. Is this enough to even consider making some sort of investment or do I need to keep building my equity to have a serious chance? I'm considering Tax sales but need to understand the possible pitfalls. Thanks for the help.

I'm trying to estimate the start up costs. What is reasonable to expect for the cost of setting up an LLC with the tax ID and operating agreement?

I spent a lot of time in the financial markets were the barrier to entry is extremely low but the learning curve is a more of a cliff than a curve. I would say quality education may not be a barrier to entry but it was barrier to success. I think the same would be true here as well.

My business partner and I are considering one of us getting a Real estate license.  Aside from the disclosure aspect, which I would hope to never having anything I wouldn't be willing to disclose, what might be some of the other drawbacks to the idea?

When doing mailers for a pressure washing business I owned (guess still own) I found a 1 to 2 percent return was the norm. I'm not sure this will be the same in every industry, but I've read those numbers are average. Also have to consider people need to see your brand a few times before you are committed to memory and sometimes it's about hitting them when they have a need for it. So keep hitting your target areas.
