Post: Is my market overpriced?

I'm trying to find a way to gauge if an area is over or under priced. I first thought I might be able to use median new home prices for the area then adjust it for property taxes and inflation so that when I compare year over year it might be apples to apples. I should also state that I want to landlord for cash flow.  Any ideas?

I just want to be able to trade spot gold and contracts for difference without and offshore brokerage.

She did say that she would recommend it when she was asked. Also she cannot claim ignorance of the law when she specifically states that she lived in fear of getting caught and wouldn't answer her phone from unknown numbers.   

Well Brandon does say in the pre-podcast that he loves her method. He also asks during the podcast while talking about her illegal subletting if she would recommend this method and she replies yes. Neither host pointed out the legal issues or that she was putting someone else's investment at risk. Most insurances do not allow subletting therefore probably wouldn't cover any damages that incurred. The previous landlord should have pressed the issue. Because he did not she went on to form a business model of illegally subletting property she didn't own. 

I also believe Airbnb is a great way to rent out a property especially for one that you may be having trouble finding tenets. This could be a great way to cover expenses on property you OWN.

Am I the only one that took serious issue with this podcast? @biggerpockets putting out to its members to violate the rental agreements they sign and turn someone's investment into a hotel without their knowledge? She says herself she lived in fear of getting caught. It doesn't mention what should have happened to her when she did get caught, which should have been an eviction, loss of her deposit and in most states a large chunk of the remaining rent still owed.

As a real estate investor what's the point of screening tenets or saying its such an important step if the tenet will then run a business of letting un-vetted people with no ties to my property stay there? Another thought struck me. Without a contract with the actual property owner the people she is illegally renting to could be considered trespassing.

Disclosure: I could only listen to 20 minutes before it pissed me off and I shut it down.

My first question is where do I go to submit a question for the Ask BP segment by Brandon?  And second is how do I start a discussion in a local real estate forum? I can reply to a post in the local San Antonio  and start a post in the Texas forum but can not seem to start a post the my local San Antonio Forum?

Steve Jobs? That's like saying go take up boxing because Mike Tyson did it. And if I use the sales prices of current comps it might tell me if I was getting a good deal in the current market but it wouldn't tell me if that current market was over or under priced. I did fail to mention that I already own a primary residence so the house hack idea is out for me. I plan to hold these properties for many years for cash flow which I think is why I'm so concerned about buying at a "good" time. Getting out of a less than decent real estate entry isn't as easy as futures or Forex trading where if a click of a button I can exit a trade and move on to the next.  

@Jose Garcia I appreciate the response. I think like most I'm not really sure how to start the research process in my local market. My biggest concern is finding a good deal with room for me to make mistakes and not get eaten alive. I'm not really sure how to gauge the price of my market. In other words am I buying at the right time or should I wait. I've been told my market is overpriced from a person I believe, but I have no idea how to put prices in historical context to know where I sit in a market for myself.
