Hey everyone, hope all is well in the forums. I originally posed this question in another forum a few days ago, but was hoping another one may provide some additional help.  I'm interested in potentially placing some bids on some properties that are in the foreclosure/auction process in Mecklenburg County in NC but am unfamiliar with how the due diligence process works compared to a typical property purchase.

Does anyone have insight into this?  Are bidders allowed to inspect the property prior to or after placing bids/having bids accepted? Basically, concerning foreclosures and auctions, what ducks do I need to make sure are in a row?  I'm assuming these properties are sold as is, but am wondering some ways to go about having a solid due diligence process. Any advice is much appreciated. Thanks everyone!

I really appreciate the information from everyone.  The advice has definitely given me something to consider moving forward.  

@Graham Howell, thank you for suggesting List Source and the virtual assistant route for organizing and inputting my information.  I'm looking more into this tonight for sure.

@Aaron Lovett, in your experience, how expensive have these lists generally been to purchase?  I'd love to save some time, but also some money too :) 

@Steve Milford, there are definitely some MLS listed properties I've seen that have been available for some time. I'm currently working with a local agent and I'll be sure to ask him about these properties.

Hi everyone,

I just initiated my BiggerPockets Pro account and am excited to learn from the community as my wife and I begin our real estate investing journey.  Wanted to reach out and see if anyone had any advice on their own processes for finding a first property.  My wife and I are looking to invest throughout the Carolinas and have begun driving around for properties primarily in the Upstate South Carolina area to begin our search.  We've found some great potential areas and properties (none listed for sale), but are wondering if anyone has any ideas on an efficient process of organizing our contact information as we are looking to send out mailers and make phone calls.  It seems like the best resource has been the county websites to find property owner addresses, but logging this is a very tedious process.  Does anyone have any advice on how they've searched for and logged this type of information?
