Can anyone recommend a good real estate agent licensed in North MS with investment experience?

I am looking at the numbers on a SFH and everything looks good when using the market rent for the area. I found out what the owner is charging for rent and I feel it's a little low. The tenant has almost 2 years left on their lease. I don't mind inheriting a tenant, but what can I do about raising the rent amount?
