Correct me if I’m wrong, isn’t section 8 housing authorities supposed to come out and check the property during that lease to insure the condition?

Do you know how quick houses in that area would appreciate in value? To me, break even in rental properties is considered loss.

Post: Having listing agent show house rather than buyer's agent?

1. We are working with a rebating agent who limits the number of showings in exchange for a significant commission rebate - As a buyer, you don't have to pay either agent a dime of commission - the Seller does, so why rebating and what is this rebate for? If this is just a discount from the buyer's agent to get more client then the agent should not limit the number of showing to clients. 

2. On another forum, it was suggested that we can call the listing agent for a property and ask them to show us their home - This is NOT recommended as the listing Agent will represent the Seller, and by law, they will not be able to give out any advice or opinion beside disclosing the facts of the properties to potential buyers. The listing agent is this case will act as an intermediary. 

3. Does this sound reasonable, or could we run into problems if we have a listing agent show us a house and then make an offer on it with our rebating buyer's agent - Probably not, but this is not the right way to do business.

Hi BP community,

A friend of mine wants to list his commercial land for lease. It’s about 15 acres lot with 10 acres sit vacant and 5 acres with improvements.

I’m looking for advices on whether or not it’s a good investment strategy. What are the potential risks vs benefits for commercial ground lease?

Simple advise:

SAVE, SAVE and SAVE money while gaining more knowledge in Real Estate until you’re ready to land on a first deal. You’re doing great at 17 and will be ahead of many other ppl.
