For the most part that’s a pretty good street, but it just depends on what hundred block you are referring to

You have to have an investor / RE agent to maximize your dollar spent here in Indy. I deal with alot of investors and its hard to zero in or zero out zip codes, as Zack mentioned its block by block in many parts here. I would stay away from the meadows and the south parts of lawrence. The two areas I mentioned are suspiciously cheap for a reason. Let me know if I can answer any more questions for you.

Single-family residence buy & hold investment in Indianapolis.

Purchase price: $61,000
Cash invested: $6,000

spacious 3/1 w/ full basement, fenced in yard, well cared for home. love the house!

What made you interested in investing in this type of deal?

price and location

How did you find this deal and how did you negotiate it?

myself - I am a investor/agent.

How did you finance this deal?

conventional .

How did you add value to the deal?

new paint, new bathroom, some new plumbing, new kitchen flooring.

What was the outcome?

strong monthly rent

Lessons learned? Challenges?

hardwoods are a challange , too rough to leave but to expensive to refinish for a rental

Indy still has deals here - I see them all the time, but you do have to act fast as more and more are creeping into this market. There is still $$ to be made here and I see nothing but a shortage of affordable homes to buy or rent. OOS investors can help turn bad or so-so areas around, rehabilitation is infectious among us investors. let me know if I can help.

 Absolutely ! We have the same goals as you so we strive to make it affordable as possible depending on your end goal. Fix n flip vs hold and rent. I would only cut corners for a rental, not on a flip.

Indy all the way! Turn key properties generally suck all the equity out and you wind up paying retail or more and perhaps not in the best of areas either. I am with Hanza realty and we do a ton of work with investors, we have all the tools you need to fix a distressed property and keep that equity for yourself! In this current market, you almost have to buy a fairly distressed property to get a GOOD buy.

A map can not tell you what a good local agent can... wink wink. I live here and invest here, Indy is block by block. But the smart investor will work with the local seasoned agent to help you make the best move$!

I am happy to help, I am an investor and do full-service real estate too. No agent has that much capital backing them that they can buy up all the good deals. I honestly only take deals to my investors that I would personally buy myself. So when you deal with a good and honest investor agent you will get that type of treatment. I see deals ALL the time but don't have unlimited cash to buy them all. I'm with Hanza realty here in Indy and we have tons of resources to help investors be and stay profitable no matter what their goals are.
