Being new to RE investing is challenging. So many different ways to go. First thing you need settle is how much money do you have to put to use?

What are your goals, appreciation or cash flow, invest in solid C+, B, or A nieghborhoods vs war zones? Flip? Wholesale? Or be a private money lender?

Remember just because it's cheap doesn't mean it's going produce a good return.

Study the markets you want to target. Search the MLS. Understand the highest and best use of a property.

Get on every wholesalers be buyer list in the area.

Off market by deals always available.

I'm in Bergen county and just closed on a call solid deal on a the MLS. Its there if look deep enough.

There are duplicates but it's not really an issue. If gotten a few appointments from it in past few weeks. 1 looks promising to become a contract.

If your using it for Craigslist ads I found a way to get updates 3 times a day from Craigslist. Similar to IFTTT and it has been working for me so far.

When you log in go-to your account and check your saved searches. There will be options to give you email updates from there.

Hey BP,

Has anyone had issues within the last week using IFTTT with a Craigslist be URL? My applet(IFTTT lingo) has stopped working and in my many attempts to reset the commands in the applet have all failed. The error message stated the URL is invalid.

Any input would be great.

Pick up a list of properties that are vacant or in preforeclosure. Listsource is a site you can buy a list from. Download Google mymaps app. Upload the list into Google my maps. BTW you will need to have a Gmail account. There are tutorials on YouTube for this. Now you have a group of target points on a map to drive too. This helps me avoid marketing to properties that already being rehabbed or are no longer distressed.

@Alex Varner I'm assuming this the first time you are using this contractor. The contractor may be just as skeptical as you about whether there will see payment for the service. I always asked for 50% if the jobs were less than 5k. But you can set up a schedule for tasks completed if you're uncertain.
