I don't use Section 8 for a number of reasons. Having said that, I know some that do and love it. At least in my markets, there is an abundance of people on the program. Having talked to the person here locally that handles approvals for Section 8, she said there is a waiting list they keep.

I use @tenantcloud they have a free and a paid for version. Through it I can not only keep up with my accounting and run reports but I can list my properties through it and it syndicates them out to Zillow, apartments.com and Facebook. They are aggravating to use at times but I've found them to be the easiest to use at the lowest price point.

If you had 2 mobile home renters just park their homes on your lots and they rented for 200 a piece, you'd have a great cash flowing deal that most single family investors would love to see. But I see that your plan is to do a BRRRR and move on to the next property so I see your point.If it's in a desirable area I wouldn't think you would have a problem getting that deal done.

Try Mobile Insurance Agency out of Woodlands Texas. They deal with several different companies that not only cover the liability associated with owning a park but the homes as well. There are several companies like American Modern, Foremost, Philadelphia and more. Congrats on the new purchase

If the investor or you are interested in selling these homes back out on payments once fixed up. Depends on how much work needs to be done, does the market support that. Are they on land or are they in a park?

I got the cart before the horse. I bought the house next door to me out of foreclosure and then I said what do I do? I googled real estate investing got a link to Bigger Pockets. Now I have 8 single family homes, 2 mobile home parks, and 5 mobile homes.
