Sounds like it will be a great buy especially once you got the spots all full. How much are you getting for lot rent? Is it cash flowing?

@Carol Venolia I wouldn't. Even if they kept everything clean (which is doubtful) what about all the noise from barking dogs and whinny puppies. I'm sure your other tenants or any other neighbors would not appreciate it.

Sometimes you get tenants that want everything fixed to perfections. I bought a house and inherited tenants, they used to call for every thing. Even when the fan wouldn't "work", it was just they didn't pull the string. The former owner said that they did that all the time to him too, but they paid great. So I wrote in their lease that if items are under 250.00 that they have to handle themselves. Now they only call me about serious issues. You might just have bad tenants or you just need to set better expectations at the time the lease is resigned.

Does your lease list that if grass isn't cut that you can do it and charge them for it?

I don't think that I would have enough people in some of the towns I have rentals to do this haha. I think that is a great approach for the bigger cities though. I am still debating on crediting the funds or partial funds back towards the first month's rent.

I believe that you can in anywhere. I charge 50.00 which covers the 34.95 for the background checks and some money for my time. I don't even due showings without an application so only the serious ones apply. It cuts down on people with backgrounds that wouldn't pass even applying. Crediting back is up to you. I personally don't.

Yes there are banks you probably will have to go look local. Most of the homes I purchased are less than that. I have a local bank that holds those loans in house. Try some local credit unions

Probably not bad for the area (here in Mississippi 11,000 for a 1 bedroom would be too much but in California it's probably ok) depending on the shape it's in. I wouldn't let the 55+ thing scare me though.
