Post: How is the Killeen TX rental market?

I would advise against the majority of multifamilies at the price of 80k.  The population you would be dealing with at that price are larger headache than you want to deal with no matter your level of experience. Unless you just have a really great deal where you are getting a place well below market value I would not consider. For duplexes your ranges should be +130-150 and the quads I can only guess are +180-230 for Killeen. Look at JWC.com or google Linnemann (top property managers in the area) for an idea and then strategize position geographically. My strategy was as close as I could find near both the Killeen and harder heights city line away from new construction.

Hi Kristania,

Killeen seems to me a profitable town.  Many others will disagree and say that other areas are more profitable.  For me being a newbie at the investing game it just made since and felt less stressful to begin in Killeen versus a large intimidating city such as Austin, Texas. I own a duplex in Killeen and can give you my experiences with tenants, management, etc within the town. As with any city there are areas to try and steer clear from, but even the worse areas I think have seen a little improvement over the last 5 years. Message me and we can talk in more detail about the area. I am not an agent or broker...just an individual who is still a newbie with real estate investing, and Killeen is where I purchased my first of 2 real estate investments. Good luck with your search.

The Killeen area has been good to me.  I own a duplex in Killeen and can give you my thoughts about investing here.  As with any city there are areas to try and steer clear from, but even the worse areas I think have seen a little improvement over the last 5 years. I have had property with 2 different management companies in Killeen (Linnemann and Jim Wright Company).  The experience with Linnemann was short lived.  Jim Wright Company seems to communicate more effectively with the owner throughout most areas.  While the system it has is not flawless it has been far above what was experienced at Linnemann.

Greg, Thanks for the information. Would you consider a HELOC a wise choice? I am able to leverage the equity (HELOC) in the house towards a down payment for my next investment property.

Hi BP audience, My name is Jason and I purchased a duplex near Fort Hood following deployment in 2011 for $130k. Since purchasing the place I have replaced/updated so much that the house is virtually on cruise control at this point and each unit rents for $800; however I am living on one side since I just completed my doctoral degree. Currently living rent free in my place until licensed to see patients and I am stationed some place else. I still owe $28k on the property and property taxes are at $2,300/yr (significantly higher than my property in SC.) I would like to hear thoughts on whether this property is worth maintaining in my portfolio as a rental. I am 32 years old and am in between keeping the property as I move on to new investments or if I should consider a sale and advancements to larger REI's.

Bought my first 3 homes in 2012 at the age of 28 and will have paid everything off by the end of 2016 and ready to begin the next adventure. I lived in one unit for a couple years until moving away to graduate school to begin my doctoral studies. Looking forward to meeting like minded people who can share ideas for real estate/passive incomes as well as investment ideas outside of real estate. My friend Anthony Coppellotti told me about this site and here I am!
