Thank you for taking the time to read my post. My wife and I are purchasing a duplex and I was wondering if anyone was willing to critique the deal. The basics: 
Purchase price - 175k
Gross rent - 2000/month
Taxes - 2300/year
Insurance - 2000/year
Down payment - 20%
Rehab to property - 10 - 15k
Building is a 1 story block duplex.

I personally stick to 2 to 4 unit buildings because of the residential loan aspect of it. Ive spoken to a few commerical lenders in my area about different properties, but honestly...the balloon payments in 10 to 15 scare me off.

Hello everyone! I own a few units on the west coast of Florida. I typically stay north of the Sarasota area. However, I've got an off market opportunity to purchase some units in Nokomis, Florida. I was wondering if anyone had experience in that area in terms of the rental market and growth. Do you feel this is a good area to purchase a buy an hold? Thanks in advance.
