Thank you everyone who is taking the time to read this post. My wife and I own several duplexes, but have an opportunity to buy a townhouse below market value. The issue is this townhouse has higher fees than we would like ( I’m sure that goes without saying ). These fees include things like cable, water , trash , pool, fitness center. Let’s say the hoa fee is 400 dollars a month. Is it ok to pass some of those fees on to the potential renter? Let’s say that fmv for the rental is 1500 a month. Is it alright to tell the tenant that cable or trash is an additional non negotiable fee on top of that of 150 a month to cut some of our costs or are in the end, will we be stuck buying our tenants cable, water, and trash? Thanks ahead of time for anyone who takes the time to share their experiences.

Good evening everyone! Does anyone have any recommendations for a handyman in the Clearwater, Florida area? Main criteria is that they do good work, reliable, and preferably inexpensive. I've got a few rental units that need some minor stuff done. Possibly someone who would like to perhaps work out of a deal for future work that might be needed on the property too. Thank you for your time.

@Adam Diehl I currently own a triplex in Clearwater. Just to echo what everyone else is saying, that price range (like the other two posters stated) will only get you a mobile home or a bad condo typically. There are only 50 properties in total on the MLS in that price range. I would say up your prince point or look in a different area. Best of luck!

Hey @Mark D.,

I think everyone who has posted hit the nail on the head. Sarasota is a difficult market to find anything good in these days. Bradenton is almost just has bad. I just closed on two duplexes the other day (in Bradenton) and the ONLY reason I got those was I put an offer in 10 mins to it being on the market, site unseen, and full price. The market is so saturated with investors and prices keep going up.

That being said, you can get lucky and get something good. I personally wouldn't go for the numbers you mentioned in this post. Just my two cents! Goodluck

So I think I'm going to do the refinance and pull 30k out of the property. It will raise my monthly payments 125/month. However, I'll have 30k. It will essentially make it go from 775 a month to 650 a month cash flow. I guess thats not bad for 0 in the property

@Frank Trigoso I guess I'll try to find a lender who will work with my on appraisal and getting a relatively low rate. I just gotta run the numbers to make sure its still a good property to have with doing the refinance.

@Frank Trigoso The thought to refinance has gone through my mind. My only concern is the rate would be much worse than the 3.75 I currently have. Im not living in the Triplex anymore so the rate wouldn't be as good. Getting rid of the PMI would be great though.

@Stephan K. Yeah I don't think theyre either. 1250 for the larger units and 950 for the smaller unit is where I feel comfortable leaving them at. Could I get 50 dollars or so more on each? probably...but my goal is having good tenants not JUST max rent. So what would you do in this situation?
