What would you say is a normal range for cash for keys?

There also is no formal lead and they pay month to month so I’m sure a simple notice to not renew will work.

I think I just had this fear of them trashing the place prior to leaving.

@Theresa Harris that’s a great point. I had already made my offer and the seller accepted it. I hadn’t thought about asking for this in my offer.

Is this a common strategy?

@Kevin Sobilo thanks. They are month to month so I think I will probably just provide notice. I don’t know why but the idea seemed daunting when I first thought I’m gonna have to get Reid of two tenants.

Hey guys,

I'm purchasing a lot with two small 575sqft homes. I am going to rehab both and add value and then BRRRR the property.

I don’t want to keep the current tenants. What’s the best way to go about that?

Hey guys,

I am purchasing a lot with two 1bedroom 1bath houses. The current tenants pay monthly $450 with no formal contract.

My endgame is to come in and renovate both houses, and then brrrr/refi out of it.

Should I try to renovate around the current tenants, if they would like to stay for the new higher Rent?

Or just give them notice that I’m not renewing their month to month, and start fresh?

Hey Jacob,

I live in the west valley and began investing in 2018. I completed 3 flips and picked up one 3/1condo as a rental. Ive been looking at some out of state options too lately. You have any particular states in mind?  

Are you looking at buy hold or flips?
