That’s where I’ve been in limbo. I wanted to create something to cover their efforts, but also don’t want them to tag 100’s of homes and only have a handful of quality leads.

With deal machine I would decide who gets mailers sent and which ones to dismiss.

Thanks Greg, I had $500 in my head as the first level of pay for a deal that goes to contract.

I just wasn’t sure what to pay while they’re driving and tagging homes in the deal machine app.

Hey guys,

I just started using the deal machine app, and then added a couple drivers to my team.

How do most people pay or structure pay for drivers?

You said early you would never accept and offer that low or in the future from that buyer again...was that based on the "low ball" offer or other terms?  

Curious your thoughts on giving a bigger picture of your low ball offer to not offend the agent.

"I'm at 155k on your 200k listing, and here why....40k rehab..ARV is 255k ... so you think your seller would be interested? If so I can submit my offer"

My question was to avoid the feelings if you called the listing agent prior to submitting the low offer and explaining why your coming in low.

 Not sure what you're saying/asking.

 Got it.  Simple answer.  I never make verbal offers.  They're not official, and more likely to be negotiated more by not being in writing.  Why not just make the offer you want to make in writing.  Either it gets accepted or not.

I don't waste time making lowball offers, and then end up playing games negotiating.  I just make my offer based on my numbers.

I'm not interested in what it takes to get the property...just the deal...which is what I base my offers on.

Good info above, I would just add to call 10-15 banks/lenders and talk to them about your plan.

I’ve used a few different lenders based on my time frame and the values

Some of them vary in the time they need to use the NEW appraisal vs the purchase price, wether you’re using a rehab included with your hard money lender, and if you want to just do a rate an term or if you’re wanting to do a cash out.

I searched Flipster in the threads and seems like everyone has the same curiosity on trying it but not a lot of reviews.

Jerry Norton has some great content on YouTube and I think it might be worth a try for a couple months
