@David Bardwell All the properties I’m evaluating seem to be way off on cash flow. They are all priced at least $50k too high? Is this common?

I was wondering what percentage people are using for vacancy, repairs, capex, and management fees when using the rental property calculator to evaluate deals. I have been using 5%, 5%, 5%, and 8%. I didn't know if this was too high, it seems like others may be using less. Any feedback would be much appreciated. Thanks, Jason

Ha! I just figured it out. I haven't seen the property so I'm not sure if I will be able to raise the ARV yet. Just trying to get comfortable using the calculator

What am I dong wrong here. Why are my expenses so high? First time using the calculator. 

UPDATE: I did figure out that my interest was way too high.
