Dear Bigger Pockets Community,

I recently made a lengthy post to describe a unique career opportunity to join the Commercial Services Realty team. Instead of simply reposting, I wanted to follow up the last post by diving right into the opportunity we are excited to offer and then go into why I made the jump from the Corporate world to full-time in Real Estate. The opportunity is to join Commercial Services Realty as an Agent / Broker. Ideally, we are looking for individuals who have a passion for Real Estate and are ready to make the leap into the industry full-time or are already full-time in the industry and looking for huge exposure to a full transaction cycle with one-of-a-kind mentorship. We also want someone who is innovative, passionate, and collaborative with a strong sense of business development. You will have the opportunity to gain exposure to all our business capabilities; Brokerage, Management, Development, Constructions, and Consulting.

This opportunity is ideal for someone who:

Has decided that they view Real Estate as their personal means of reaching financial freedom: Not only have they made this decision, but they also have come to the realization that spending their days working a Corporate job or a job in any other field simply leaves them with less time to further their goals of reaching financial freedom in Real Estate. Let's face it, there is a very limited amount of time we get each day to further ourselves from a career perspective. To me, trying to pursue my passion of Real Estate "on the side" was something I quickly realized would heavily delay these dreams of financial freedom. Let's also take a step back for a minute and consider this. If you do have dreams of becoming financially free from Real Estate, you are most likely going to take the savings from this "other job" and invest them in Real Estate. The major problem is that your time and learnings are extremely limited by the fact your first obligation and priority cannot be both. Also, to be the best takes time and mentorship and we all certainly don't want to be an average or slightly above average Real Estate investor. It is in this sense that working full time in Real Estate cannot only replace and create additional wealth from commissions, but also allows you to immerse yourself in the business where you plan to become financially free.

Has have made the decision to immerse themselves full time in Real Estate and wants to maximize their ability to learn:I see this in 2 lights. The first being the type of Real Estate opportunity to pursue and the second being mentorship. People talk a lot about mentors and I have a different viewpoint then most. To me there are 2 types of mentors in Real Estate. The first type being someone who has had experience in the Real Estate industry, but is someone that is still climbing their success mountain. These types of mentorships are much more common and great, because often there are mutually beneficial outcomes to these relationships. I have several mentors like this and I have certainly learned an immense amount aboutthe industry. The second type of mentor what I call a "Mirror Mentor". A Mirror mentor is someone who you look at and say "I hope one day to be as successful and knowledgeable as Person X". These types of mentorship opportunities are few and far between because there are only so many ways to create value for someone in this position and only limited ways you can have regular interactions in a manner that can greatly accelerate your career progression. Or even better, find an opportunity to work alongside this individual in a capacity that gives you exposure to their day-to-day interactions and business transactions. Peter D'Addeo, the Principal of Commercial Services Realty is clearly someone who has enjoyed immense success in the industry and the opportunity we have will allow the individual to gain exposure to Peter and his success in the Brokerage, Management, Development, Construction, and Consulting business. Next, I will briefly touch on the types of Real Estate opportunities I have seen when breaking into the industry. Let's start with what I will group as salaried positions. These can vary greatly and outside of brokerage can offer some great exposure if you find the RIGHT role. Problem is outside of an acquisitions group with great leadership and mentorship, you will most likely be assigned one process or niche of the business to produce the same report, same analysis/research, same customer/client interactions, and thus you will have an extremely hard time gaining exposure to an entire transaction cycle. Next, we can look at the property management side. Certainly, there are merits to understanding this business, but fact is, without understanding a full transaction cycle you will not be maximizing your deal profitability, so by the time you get to managing your own assets, these will likely not be optimal assets. Another common segment is on the lending/credit side. I think this is something that is very helpful to understand and these connections are certainly useful, but once again if you do not understand the transaction cycle, you will not put yourself ina position to be financing an optimal deal. So, this brings me to Brokerage, which I feel outside of development is by far the best entry point into full-time Real Estate. Better yet, what if the opportunity allowed you to combine exposure from both development and brokerage?! Combining the both, you can see a full transaction cycle and understand the innerworkings of all phases. For example, you see a piece of raw land optioned and site plans developed, approved, executed, construction phase, brokering tenant leases, and property management or sale on the back end. Let's take just brokerage for example. EVERY interaction that you have with a tenant, client, or investor is a relationship that you will take with you for the rest of your career. You never know when the person you assist with finding an acquisitions target could be the individual funding your future development or partnering with you on a transaction. Real Estate is truly a relationship based business and what better way to break into the industry then being the individual on the front lines building relationships for both the future success of their current and future business.

Dear BiggerPockets Members,

My name is Jason Kushner and I am excited to share with you an opportunity that I consider to be unique and life changing for the right candidate. This is not your standard job description because this is not your standard job and thus will be rather lengthy.

First, I would like to share a little about my story. I have talked in some detail in past blog posts on BP, but here it is again. I graduated UConn Business School with a degree in Finance and Real Estate in 2013. While I knew my passion was in Real Estate, my 22 Year old self thought it best I launch into the Corporate Finance world with a short term goal of getting exposure to Acquisition work. I joined United Technologies Financial Leadership Program, a 2-year program giving Associates 4 different jobs in different functions of Finance. I had great exposure and experiences and was fortunate enough to get a job after program graduation working on the Corporate Mergers and Acquisitions Team. This is a 12-person group supporting the CEO and Board of Directors responsible for Acquisitions, Divestitures, and shaping company strategy. While I can truly say there was no job in a 220,000+ person company I would rather have for my age, I knew it was time to pursue an opportunity in Real Estate that fast-tracked me to having the skillset and knowledge to run my own Real Estate Development company. I was extremely picky about the opportunity and had very specific criteria; boutique firm with both Brokerage, Management, and Development capabilities, as well as directly working for/with the Principal of the company in a capacity that fostered mentorship. I wanted the proverbial firehose loaded and ready to drink from! After about a year of patience, 100's of emails and interactions, and unrelenting will, I uncovered a golden opportunity.

The golden opportunity was with a boutique Real Estate company out of Rocky Hill, CT called Commercial Services Realty or CSR for short. CSR is uniquely positioned due to the vast experience from its Principal Peter D’Addeo. With over 40 years of experience between Real Estate and Construction, Peter has built a huge set of well-respected capabilities for our firm including Brokerage, Management, Development, Construction, and Consulting. Among pages of accomplishments, Peter served as the Connecticut CCIM Chapter president in 1993, which demonstrates how deeply ingrained he is in Commercial Real Estate. Peter has developed a skill set in the Commercial Development world that is extremely well respected and took a leap of faith bringing me aboard as a Manager. One of my biggest responsibilities as a Manager is the growth of our Brokerage business. I am currently instituting a comprehensive software suite into our Brokerage business. Peter’s development success has only risen throughout recent years and being a smaller firm, his focus slowly shifted away from Brokerage and onto Development deals. While CSR has continued its success story, we really were not utilizing our strong reputation and capabilities to maximize profits from the Brokerage business, simply because there was no one mainly focused on the Brokerage business and talent development. Also, I have the amazing opportunity to work alongside Peter on Development deals, traveling to meetings and receiving mentorship along the way. After less than 3 months of knowing Peter, I can already see an immense amount of learnings and know that this opportunity will accelerate me into a position where I can have my own successful Real Estate Company within the next 5 years.

So now for the opportunity. The opportunity is that I want to find a couple passionate, self-driven individuals to join CSR as brokers. This is a commission-based opportunity, but this goes way beyond simply brokering Real Estate transactions. You will have the opportunity to get involved in all capabilities of our business; Brokerage, Management, Development, Construction, and Consulting. On top of this, you will join me in shaping the collaborative, innovative culture and shaping the future of our company. I do not want to hire someone who wants to work as a broker their entire career or wants to show up everyday at 9 and leave when the clock strikes 5. In fact, I want someone who has made the commitment to pursuing their passion of Real Estate and has intentions of starting their own Real Estate Company in the next 4-6 years. For those who know me and those who don’t I live by 2 personal sayings. “Nothing great comes without unrelenting will and drive” and “Dreams are only dreams unless you take steps to make them a reality.” For me success is NOT an option, it is THE ONLY option. Hi BP Community,

I was hoping to ask for individuals to share their experiences various systems / software used to run a Brokerage / Real Estate Business. I am working to put together an optimal suite of the best software available. 

The capabilities I need in place are:

CRM (Customer Relationship Management) system able to interface with listing management software

Deal analysis software capable of producing cash flow projections, DCF analysis, ROI calculations, etc.

Customizable marketing solution that creates external materials to distribute to customers and clients (created automatically based off listing)

Project management tracking that interfaces with CRM

Maximum exposure for our listings

Maximum exposure for our company brand

I have been analyzing the following software, but I know there are many others out there:

Costar, RealNex, Salesforce, Commercial Search, CIMLS, Commrex, Loopnet, BizBuySell

I really appreciate any feedback or experiences people are willing to share.

@Michael Healy@David Sohn@Cory E. Really appreciate you taking the time to share your insights.

We are also looking at another investment in the radius or south of Amherst to north or Springfield. David, I know you mentioned Springfield, which from my groeing up nearby certainly seems hit or miss. Does anyone have any insights on hot markets in this area? I have heard East Longmeadow thrown out there before and Amherst and Northampton certainly have high demand but are pricey. Any others that you would consider?

Hi BP Community,

My brother  and I are looking to buy a multifamily investment property in Western Massachusetts and was really hoping people would be kind enough to share some "hot areas/towns/zip codes" or as hot as they come in the area. He is currently working in Pittsfield, MA so looking for something that is hopefully close. 

The investment would likely be a 3/4 family. He is in construction, so areas that generally need rehab are certainly in the equation.

Hi Phil,

I am not a seasoned investor by any means, but can weigh in on Hartford from an investment analysis perspective. I really have to stress the point that Mike brought up about the extreme mill rates in Hartford. I believe it is about 74.6. So for quick math purposes, ignoring cost of capital and time value of money, you will pay the taxable value of the property every ~13 years. Now, it is very possible there could be ways to neutralize this factor by finding properties with misaligned tax assessments, but I wouldn't necessarily consider that a viable strategy. 

Personally, if I were going to invest in a Hartford SFR, it would be more of a speculative play based off of the limited new construction projects that are being proposed. For example the new baseball stadium almost finished (maybe there will be some commercial construction in surrounding areas). If there was a way to track any proposed new construction projects (probably will not be too much residential with the tax rates), you may be able to make a speculative play for new neighborhoods where younger professionals working in downtown may consider living.

But as far as families and long-term tenants, I would agree that the poor quality of education generally found in the school systems and high tax rates preventing new residential construction make it very difficult.
