Hey all,

I'm at the stage of securing my finances as I start to explore markets and look for an investment property. Given that I'm still young and have limited resources, my parents have been generous enough to offer some help through our equity in our home. Does anyone have any good resources that will do a deep dive/explanation into HELOCs, Home Equity loans, and other options (not refinancing)? In addition, can their HELOC be used to help me buy an investment property (whether I do this under my own name or under an LLC)? Thanks!

I'm actually looking more for multifamily as cash flow is my main focus at this stage of my investment career.  Appreciation is secondary to cash flow, assuming the house is appreciating at the very least near nationwide averages. Passive is preferred, but I wouldn't mind some active work (assuming you mean some renovations/fixer-up etc.) to help increase that cash flow.

Agreed - looking for cash flow in a house hack with an FHA loan isn't realistic.

What would you say are the benefits of starting with a house hack as opposed to starting with an investment property where cash flow is the priority?  The more I think about it, the more I question whether I really want to start with a house hack as opposed to going for cash flow right away.

Could you expand a little bit on your second comment regarding landlord/tenant laws and finding a property in a landlord friendly county/state?  Not exactly sure what you mean but it sounds like a very important thing to consider!

Thank you for your advice! I actually went to school up in the Bay Area so I've heard of/am hearing of similar stories from friends and acquaintances!

Would it be correct to understand that you are suggesting looking for longer term properties to hold as opposed to looking for cash flow (in other words look to play the long game)?
