@Steven Goldman Thanks for the insight on junior investors! A bit more information on what I'm trying to do - I'm trying to buy and hold (rent out) an out of state property (duplex). I don't plan on flipping at the moment or doing a BRRRR at the moment, so I don't expect to be working with any hard money lenders yet. Thanks again

Well that's actually what I'm asking. I know 99% of lenders will not give a traditional loan, but I also know I could just put it all into an LLC and get a different kind of loan. I'm trying to ask the community here if they know of any other options or have any ideas/experience.

@Erik Estrada That's the plan. It could end up being 100% borrowed funds for the down payment - still working out the deal.

Hey all,

I'm about to secure private funding for a deal, but I'm still trying to figure out what kinds of loans I can and should be considering. It looks like getting a traditional loan under my name will be tough because the private money will look like temporary funds to the lender, and I don't have the money to fund the deal myself yet. So does that mean I should be looking for a commercial loan (where my money + the private money will be put into an LLC)? Or what other options would I have?

Hey everyone,

I'm looking to buy a new rental property out of state with a partner to access more capital. Does anyone have experience doing this? I've been told LLCs are the best way to go about that nowadays, but can anyone tell me about how they structured their partnership and if they used an LLC or something else? Thanks!

Hey all,

I'm getting into the flipping scene, but I'm still having some trouble with getting good comps. Does anyone have a good way to get comparable properties that were sold within the past 3-6months and within a 1/2 - 3/4 mile radius of the property aside from the MLS? Do you just need to click on every single nearby house on Zillow with similar specs? Any thoughts or advice helps, thanks!

Does anyone have any tools/guides/know-hows for when looking at pictures of a property and ball-parking estimates for how much something will cost? ie taking a look at a room and saying "this needs new flooring/paint, should cost me ~$xx". Something to help for when taking a quick look at a property.  Thanks!

Hey all,

Just out of curiosity, are you creating an LLC for your rental property or just putting it under your own name? It's definitely not the most important thing to focus on for me right now since I'm at the beginning of my journey, but having a business background and hearing different people say different things on the topic has really piqued my interest. Would love to hear everyone's opinions and experiences with this!
