Hi John,

I am new but from what I understand, a deal is supposed to create a win-win.  From what I am reading, this sounds like a lose on your end.  Will it cash flow enough to keep it for two or three years and sell it at the end of your contract and profit form the equity over the price you agreed to pay the original seller? If you apply the fifty percent rule, how does it look? Have you tried to get a loan for the sale price of 310K?   Using those numbers how does the deal look?  If you run all the numbers and it doesn't project to make money.......cut your losses, my friend, and walk away

You know what, that makes even more sense!  I like your strategy!  I like the Handyman idea.  That could potentially lead to better places than just dealing with the mortgage companies alone.   Sounds like it worked pretty well for you.  How has your RE endeavor turned out for you?  You are on exactly the path I hope to be on.  I plan to flip houses and buy rentals.  It's great to hear success from someone who is doing what I want  to do.

Sounds like a good idea. I have been contemplating on doing something like that or just jumping in and doing a flip. I feel pretty confident I can manage a flip, although I have never flipped one. But your idea is a very good one.  I actually considered doing property preservation for mortgage companies. Seems like a good way to make cash as well. Light repairs and mowing lawns (according to the company's ad) I thought it might be worth a look. What do you think? And I also was thinking, the mortgage companies would keep me a steady stream of work and I could focus on things other than finding work. Just a thought.

Thanks Jake and Dmitriy. I was actually leaning towards fix and flips but the opportunity come to work wit these guys so I decided, what the heck...I may learn alot. Ultimately I want to build my rental portfolio.  Jake, I would love to hear your idea. It only takes one great one!! So feel free to share. I am open to all investment opportunities and advice. I have a construction background of 16 yrs and was planning to use my skill on rehab to cut cost. My plan seems to be evolving as I learn more and get a better understanding of where I want to go and how I can get there. Thanks again Guys and good luck investing.
