Higher Deposit, call your lender and see how soon they can get the loan done (14 day loan contingency instead of 21 days). Anything under 30 day escrow helps (shoot for 21 days,) shorten your inspection contingency (7 days instead of 17) You said you had been to 2 of the 3 open houses. If you feel that the house is in good condition and your comfortable enough you can waive the inspection contingency all together.

https://www.therealtyacademy.com I used them for Online classes. I also took their 1 day in class crash course and passed the CA RE Exam the 1st time. I HIGHLY recommend them.

Those flip shows have lower quotes because they use the same contractors every time and get deals from them because they promise work on the next house they flip. My team actually just sold a flip in near you in Northridge which was a 2/1. We have the same crew of workers for all of our projects and our price for an addition was 150 a square foot. So like @Loren Becker said above, for a 1 time job your probably looking at 175-200 sqft range

Hey Trevor,

Sorry that happened to you. We've had a couple of our flips broken into also. We started using the RING cameras and it seems be working so far. You can pick them up at Costco or online.

I would definitely professionally stage it. My partner does a couple of flips a month around the San Fernando Valley and Ventura county area. He always professionally stages his homes and we usually get them sold within the first couple weeks. You need to paint a picture for every person who walks through the door.

Hey Dylan, 

From my experience agents want to hire someone who has some real estate background. My advice would be to get a position (admin, receptionist, etc) at a real estate company and learn everything you can. Once you have some knowledge and experience ask the agents in the office if they need any help. I know multiple people who have used this method to become assistants for some top agents.

Does anyone have any property management recommendations for Palm Desert, Ca. Property in question is a 2 bedroom 2 bath condo in between 2 golf courses.

@Sharon Tippett I would find a legit investor(s) near you and see if you can work out a deal to find properties for them and receive a fee. That way you have a buyer and all you need to do is find the property. No risk on your side.
