@Rafael Ro the best way to get fixers in this area is to deal with a local agent who specializes in dealing with fixers. The market is on fire and most fixers are going into multiples with all cash offers. You might have a better chance if you look into houses that just need a light cosmetic remodel

Unless your agent is referring you their contractor, I would find a contractor and get an estimate from them for a more accurate number. After you have that estimate, i would make the offer minus the work you want done. Sellers normally will not give you money to do upgrades. They will only give you money on things found during the inspection (cracked pipes, structural issues, plumbing, electrical issues, etc) things you couldn't have know by just looking at the property. 

Also, there is a severe pandemic going on right now so you should have some leverage when placing offers on properties. I would have that conversation with your agent and come up with the right plan for you

Sounds like they wont perform any repairs but you can always ask for a credit towards the repairs so you can take care of the issues yourself. Worst thing that can happen is they say no.

Hey Kristin, Im not sure about any classes in West LA, but I took an online course from The Realty Academy a couple years ago when I got my license. If you do decide to take an online course I highly suggest taking a Live Crash Course a couple days before you take the state exam to help you understand the concepts.

This sounds like it could be a huge headache and could take some time. I would sell it, take your profit, fix your credit and find something with less headaches.

We waive our inspection contingencies on every fixer we buy because we will basically tear the house down to studs and completely remodel the house anyway. That being said it also helps if you bring a contractor with you to do a visual inspection when you first see the house.
